Two Premier Local Hospitality Groups Announce New Partnership As ThirtyNorth

ST. AUGUSTINE, Florida (August 24, 2026) – Ancient City Hideaways and Joseph Ellen Properties are teaming up to create Northeast Florida’s premier hospitality platform, ThirtyNorth. The boutique property groups were founded by two married couples: Andrea and Danny Brown founded Ancient City Hideaways in 2017, while Melody and Andrew Pokrzywinski founded Joseph Ellen Properties in 2021. Through this new partnership, ThirtyNorth provides a thoughtfully curated collection of stays to create truly memorable experiences.

“We’re not looking to be the biggest collection of homes – we’re looking to be the best,” says Andrew Pokrzywinski, co-owner of ThirtyNorth and owner and CEO of Joseph Ellen Properties. “Our goal is to create an incredible collection of standout homes, from Fernandina Beach south to St. Augustine Beach. A ThirtyNorth property offers a stand-out feature, whether that’s exceptional design, a unique location, a luxury amenity, or a one-of-a-kind guest experience. We pair that with a fully local management group and 24/7 on-demand support for both guests and property owners, providing an unparalleled and personal experience.”

After years of building respected property groups, the Browns and the Pokrzywinskis were introduced by mutual friends who saw an opportunity to bond over shared interests. After meeting over a few tacos at Osprey Tacos, the couples realized they had aligned visions for their businesses and complementary strengths that, together, could build a powerful collaborative brand. A year and a half later, ThirtyNorth was officially launched, named after the 30th parallel, which passes directly through Northeast Florida.

“By anchoring our brand to the very geography that defines our portfolio, we’re reinforcing our commitment to the region we love,” says Andrea Brown, co-owner at ThirtyNorth and co-founder of Ancient City Hideaways. “As more and more rental companies become part of large national brands, we’re leaning into what has always made us different – being and staying local. We don’t just operate in Northeast Florida. We live and work here; our kids go to school here; my husband was born and raised in Florida. We know this community and what makes it special. We want to contribute to that.”

ThirtyNorth brings together a curated collection of vacation homes, boutique inns, and unique stays across Jacksonville, the Beaches, Ponte Vedra, St. Augustine, and beyond. Every home is carefully selected with guest experience in mind. Guests enjoy on-demand personal service, plus a dynamic partnership program featuring local discounts, experiences, and offers that will soon be available through an upcoming guest app.
